*Condo in the heart of the downtown Atlanta. *Private balcony. *Walking distance to the city's premier attractions such as Americas Mart, World of Coke, Ga World Congress Center, Mercedes Benz Stadium and Philips Arena. *Walking distance to many local restaurants/bars. *24/7 building doorman and security. *Free Cable/Wifi. If rules are violated, you may be asked to leave the building and no refund will provide. We will not take responsibilities for that. **No Smoking No Vaping at all times inside the buildings. If found smoking inside the buildings $250 will be fined. **Wearing mask in the common area **This is no onsite parking for this building. Please DON'T put anything valuable inside of the car, we can't take any responsibilities for car breaking or any loss if that happens since we don't have any control for the parking. **No party and no gathering. ** No pets allowed in the unit. Violation will result in a $600 fine from the building. ** Please do not take our building sensor cards/ fob when check out. Missing fob will result in $100 replacement cost. **Late check out that's not agreed upon will result extra cleaning fee and inconvenience fee around $200 and up. Please be aware. **The building has 24/7 concierge and no one can get in with the sensor fobs so it is very safe inside of the building. But being located downtown, all kinds of people may gather, we can't take any responsibilities if you don't like the area or don't feel safe, please do your research for the downtown area before you book. **This is a residential building, please keep the noise to a minimum. **The building was built in 1963 and in doing so the air conditioning and heat are from the same area. Only the building has control over the thermostat unfortunately. In each condo, It only controls the speed, and force of the air. So some times the weather outside will affect the temperature in the condo. Every year during March and Nov, guests might feel too warm or too cold, we will provide fans/ space heaters during that time. Please don't book this unit if you have high standard for the temperature or have allergies. Please ask us the details before you book. ** Located in a high rise building which means you will have neighbors around, we are working hard to provide a comfortable environment but we don't take responsibilities for anything happened outside of the condo/unit, including smoking smell from other units etc Our space is for residential use only. It is not for social gatherings or parties. Only registered guests allowed in the unit. No Pets are allowed at any time – minimum fine of $500. 2. If you are locked out of the unit and the Building Staff is available to assist you, there is a minimum fee of $65. 3. Packages and Mail should not be sent to the Building to be held for you. 4. Behavior Resulting in a False Fire Alarm - minimum fine of $150. 5. Do not block elevator doors and hold them open. It will shut down the elevator. 6. No eating, no beverages or smoking are allowed in the hallways or other common areas of the Building. 7. Do not put pizza boxes or other large items into the hallway trash chutes – minimum fine $50. 7. Do not let people follow you into the Building. Only residents and guests with keys should be allowed to enter. 8. No one should be able to hear sounds or noise coming out of your unit at any time. 9. Bicycles are NOT allowed in the elevators. You may obtain a key to the Bicycle Room from the Management Office. Please leave the condo tidy. What does this mean to us? - Empty the trash in the nearby trash chute. - Loading/starting the dishwasher before you leave. - Stripping the bed and piling the linens and placing all dirty linens in the bathroom – we will take care of these for the next tenant. For every tenant, we provide fresh linens and a thoroughly cleaned space, but no maid service during your stay. There are laundry facilities inside the building in which you must purchase a 10.00 laundry card from Concierge. Condo building rules: - No pets. - Condo quiet hours are 10 pm to 8 am -Smoking on the balcony is allowed as long as the exterior door is closed. Absolutely no smoking is allowed inside the condo. -If you are locked out of the unit and the Building Staff is available to help you, there is a minimum fee of $65. -Behavior Resulting in a False Alarm – minimum fine of $150 by the building -Do not place pizza boxes or other large items into the hallway trash chutes – minimum fine of $50 by the building and will be deducted from your security deposit.
