I stayed at this hotel for 11 nights in two different rooms on the third (and top) floor, and both were comfortable, bright, quiet and clean. The hotel is built in an old mansion style town house, and is a bit quirky for the same reason. The wooden floors creaked in places and the lift/elevator has a mind of its own. It needs a gentle touch, but this only added to the charm for me. Some rooms have balconies, and the view over the park is beautiful. The staff were very friendly and helpful and did their best to solve any issues I had, like the WiFi which didn't work at all in the second room I stayed in. It was fixed while I was there and worked impeccably after that. The rooms on the third floor are decorated in individual style which adds to the homey feel. You have your 'own' room, not an impersonal hotel room where all the rooms are exactly the same. There is very tasteful art on the walls, for instance, which is a first for me in a hotel. Close by: a supermarket; Carrefour, and next to it the local daily market (indoors - open 7:00 to 13:30) and a large number of cafés and restaurants. Around the corner, a coin laundry. Biarritz is built on a hill, so its down to the sea side and back up again to this hotel, but the roads are not steep, and its good exercise. The town itself is gorgeous, with the best air I've experienced in this life, soft and clean. I was very happy to stay here. Recommended. Room tip. Room 34 has a balcony, floor a bit creaky. Room 36 is smaller but has a bath tub.
