I'm absolutely loving my stay at the Blacksburg Bed & Breakfast. I was hesitant based on reviews and the current situation with the previous owners but I'm so glad I took a chance. The beds are super soft and comfortable. There is so much attention to detail with the kitchen, living room and dining area. My daughter is visiting Virginia Tech for a week and I've been able to work with great wifi, hang out by the pool and the patio and walk over to campus (1 block) when I want to take a break. I couldn't recommend Blacksburg Bed & Breakfast enough and I will definitely be back. Such an amazing gem with a great team.

This B&B was fantastic. We had a wedding to attend and had a 2 night stay here. The room was well stocked with hangers, coffee machine and fixings, and toiletries. We ordered breakfast and it was cooked fresh just for us. Chef was very pleasant to speak to in the morning. Since we were only staying 2 nights, did not request room to be made up. We got a text double checking that we did not want this service, which I thought exemplified their attention to detail. It turned out they were also the catering service for the wedding. Food and service for the event was exceptional as well. Was in a great location. Could walk to the campus. Made it so easy to visit the campus and reminisce about my years as a student.

My wife and I had an enjoyable weekend stay at the Clay Corner Inn. It was conveniently located in the downtown Blacksburg area which made walking to the VT campus and its surroundings very easy. Our room was clean and well appointed, and the (queen sized) bed was plenty comfortable. We opted for the in-house breakfast on one of our two mornings at the inn, and the food choice, preparation, and presentation were all very good. All in all a great stay, thank you.

Paid a deposit for graduation weekend via Venmo last fall for 3 rooms that was "fully refundable". On May 4, days before graduation Josh emails stating : "I must announce the closure of my relationship and my lease of Clay Corner Inn. I have struggled to make rent payments as it is, and when a substantial increase was mandated, I simply couldn’t make it happen. Despite my best efforts, I have no choice but to walk away, giving the Inn back to the original owner of the real estate,..." Later in the same email, he stated: "I show you paid me $XXXX by Venmo. We closed our Venmo account end of last year. What I can do is send a check out today so that it gets to you quickly. Can you send me the best mailing address? Please let me know if I am missing anything." I've emailed Josh several times and he's responded saying the check is on the way. Bottom line - no reimbursement to date. Do not trust him and do not stay here.

Made reservations a year ago for VT Graduation 2024 & was cancelled 4 days before graduation!! We paid in full December 2023 for guaranteed reservation. So far no refund yet!!! Found out from numerous others that he overbooked all rooms & they received the same email. Joshua lied & said he was closing Clay Corner Inn because he couldn't afford the rent anymore along with other sob stories. He didn't close & is still taking reservations! Do not fall for his promises!!

We too were scammed by these people We paid deposits in 2022! For stay at may 2024 Graduation and he continued to take peoples money for the rooms I had rented then he had the nerve to lie about losing his lease. We went there during the weekend and many people were sleeping in the rooms he rented us - just not me or my family !

Our family got scammed by this group. They canceled our reservation a week before graduation and we received no refund. Nobody has returned calls or money. We have attempted to get in contact with numerous people and have had no luck. I will never recommend this to anyone visiting Blacksburg.

Do not trust this place! We booked a year ago for graduation and paid the full amount. Not only did we not have a place to stay but didn’t get our money refunded to us. As we looked more into the situation Josh Roseberry has apparently been overbooking Clay Corners over the last few years and pocketing the money. I don’t understand how he has gotten away with screwing people over for this long of a time period.

DO NOT STAY HERE. They consistently cancel reservations leaving you high and dry, especially during graduation and football games. It's not worth the risk. Shame on them, they've been doing this for years. See recent news coverage for verification.
