Occupying the first and second floors of a grand Edwardian house, our maisonette is decorated and equipped to a modern standard but with loads of retained traditional features. Generously proportioned with 3 double bedrooms (one of which can be converted to a twin prior to arrival) and a kitchen that is big enough and well equipped enough to cook a meal for 6 people, it has plenty of living space. The icing on the cake is the private 'sun trap' garden with comfortable furniture. Although the apartment is located on the 1st and 2nd floors, it is suitable for children with parental care. The door to the garden is fitted with a retractable safety gate and 2 other mobile safety gates are available for you to use. A travel cot and a high chair are available upon request. All bedrooms have hair dryers, fans and hanging space for clothes. Two of the rooms have work spaces, one has a desk and the other a dressing table. WiFi is from fibre internet and distributed via a 'mesh router' for great speeds and connection quality. There is a set of straighteners, an iron & board, books & games and the TV has the ability to stream Netflix, Amazon Prime and BBC iPlayer. The layout has the living room, kitchen, shower room and one of the double bedrooms on the 1st floor of the building, with the other two bedrooms (double and twin/king upstairs on the 2nd floor. There is 3 steps between the front and rear of the property on the 1st floor, with steps from the kitchen to the garden. The first floor bedroom has a full size desk and is ideal for working from 'home.' We have a laptop stand, keyboard and mouse to borrow. If required a second person can work from the living room dining table or the dressing table upstairs- the WiFi supports multiple video calls or streaming. We have invested in a BBQ and tools for guests to use, although you'll need to provide your own charcoal and fire lighters. Guests are responsible for cleaning after use as this is not included in the standard cleaning fee, if this is not completed there is an extra £30 fee for professional cleaning. Located in the North bay area, the property is in a residential area of similar houses intermingled with guest houses and small hotels. It's an easy walk to the beach in 5 minutes and the town or harbour are only 10 minutes away. The South bay / Spa are just a few minutes further on, about 15 mins from the property. For many years it's been the place to stay when visiting Bridlington due to it's easy access to the road network, flat landscape and easy walking distance to all the amenities on offer. We provide free parking on the street for 1 car for stays of up to 4 guests, for extra guests parking for 2 cars can be arranged. Bridlington Spa hosts shows, events and concerts year round; the facility is within easy reach via a short walk across town or via the promenade round from the North beach area. Reached within 10 minutes walk, the recently rebuilt £25 million leisure centre has a modern indoor swimming pool with slides and a learner pool. In the same complex is a gym and they offer a number of keep fit classes. We welcome contractors and home workers for short or long stays and can help with setting up an office or work-station(s). Those looking for a longer stay are welcome, although we have a limited number of stays longer than 28 days to comply with UK holiday let taxation rules. CCTV (with recording) is fitted to the front of the property - it covers the entrance via the pedestrian gate or the driveway. Smart speakers (Amazon Alexa) are in use across the property - they can be disabled by pressing the button that shows a circle with a line through it. There is no CCTV covering the private garden or any internal spaces. Guests must not tamper with any devices such as CCTV, NEST thermostat, WiFi extenders or smart speakers without permission. PLEASE NOTE: VRBO have described the location as "Old Town" based on the postcode/map this is incorrect and we are located a short walk from North bay and the town centre. The Old Town is approximately 10 minutes by car or around 20-30 minutes walk. There are 2 local golf courses and slightly further afield, the RSPB nature reserve at Bempton cliffs and other resorts at Scarbourgh, Filey & Hornsea within easy reach.About pets:No pets allowed.About checkOut:Check out before 10:00 AM.About children:Children allowed: ages 0-17.About customRules:Smoking is allowed in the back garden and an ashtray is available for use there..Visitors are allowed but noise must be kept to a minimum.
