On the pricey end of hotels in Brighton, the room very simple and old fashioned.
No real complaints staff are very friendly. Getting the bags to the room is difficulty so I wouldn't recommend to someone with reduced mobility.
But overall great view and nice staff.

Unfortunately, the rooms are not cleaned thoroughly. Headboard was full of dust, wall had trainer marks, spillage of drink AND none of the skirting boards were wiped down. They have ao much dust its built up. Not hoovered under furniture, including under the bed or in the corner. I also noticed the skirting are full of dust in the reception area. Breakfast room was not clean the floor had so much crumbs and again, skirting full of dirt and dust. There should be no excuse made when you pay that kind of money. Its nothing to do with being busy, lack of staff. Cleaning is not acceptable at all and let's this place down.
Staff are nice, breakfast is well catered for. I had reported this to reception.

We stayed at the Beach Hotel from Monday 25 aug to the 28th Aug 2025. We had a lovely time. Our room was 4th floor. The view was amazing from our window. It was twin beds. As it was me and my granddaughter. Comfy beds. Beautiful white bedding and towels. The room was nice. The windows being original needed attention. But it didn't make any difference to our stay. Just we were more careful putting the window up.the breakfast was nice and fresh. Good choice of cereals. Fruit. Yogurts. Cheese. Toast & jams. And a fried breakfast selection. Staff very polite. Very efficient. All in all a good stay. Would stay here again

The staff are amazing! Receptionists, waiters/waitresses, cleaners and chef. Nothing was too much trouble. The owner should be proud of them. We had a fantastic 2 night stay in a ground floor room, with elderly parent so this was brilliant. Beds so clean and comfy. Breakfast was delicious, and plenty of it. Staff could not do enough for us. Foyer is modern,clean and inviting. Some parts of the room need updating, but I can overlook this as it is great value for money in Brighton. This is a great b&b hotel, close to the pier and beach. Would definately go back. Well done everyone!

Stayed here for one night chosen because it was I was expecting cheap for a reason i have no complaints. Room was a good size with every thing you need in it although WiFi doesn't work in the rooms it's public areas only. Bathroom is a bit tired in places in need of a bit of TLC but still perfectly sufficient even got a bath quite a rarity these days. The staff members I met were polite and chatty inside room dusting could've been a bit more thorough but then I'm a hotel housekeeper I look for these things.

Highly recommend you DONT book this hotel. The life to the rooms was something out of a horror movie. The stairs steep and narrow. My partner is 6ft and his head touched the ceiling. So if you’re taller you will struggle. The bed was cheap and dirty. Chairs in the room were dirty. The bathroom wasn’t clean. We went to reception to complain and the receptionist didn’t seem bothered but offered us another room. The ceiling wasn’t low but cleanliness wise was the same. The doors don’t lock from the inside. They only lock from the outside with a key. If you leave during the day to go out you’re told to leave your key at reception. Money and time wasted! AVOID AT ALL COSTS

Right from the start, the lift did not inspire confidence. Rattling, dirty and noisy. Our 4th floor room was quite small with very shabby furnishings such as a drawer and wardrobe door which wouldn't close. A socket hanging off the wall (see photo) a heater which was filthy (see photo). In the bathroom a dirty, rusty towel rail (see photo). An ill-fitting toilet seat (see photo). Perhaps worst, a sign (see photo) saying that the water was not drinkable! However, no water provided for use instead. The double bed did not tally with the two single headboards, giving the impression of a room rarely used. Breakfast was very poor. Limited selection - only two fruits (tinned) and one type of .yogurt. Hot food also limited with the addition of warm bread described as toast. Watered-down orange juice. Good coffee though. The only good thing? The staff, cheerful and friendly＞

The Plus Side: Good Location. The rooms were really dated with damaged old furniture more suited to a Hostel. The Room was dirty, dust so thick you could write your name in it! Breakfast: well the Hotel dates back to the 1930's, so maybe this is why they still use reconstituted Egg!! Gross! The rotation of "hot" in fact "luke warm" food was shocking placing new fresh cooked foods on top of the existing food that had been sitting there for ages :o( A Big No No!! Reported my concerns to reception: the response: "I will tell the Manager". Brighton has a huge array of accommodation and is a really competitive market, so my advise: Book elsewhere.
