Relax with ocean breezesParadise Cottage is a 15 minute walk to pristine Satchuest Beach, and a short drive to everything that Newport has to offer. This completely freshened farm setting Paradise Avenue home will keep you extremely comfortable in the downtime while exploring Aquidneck Island. The home spaciously sleeps 6 adults and 2 children (for 8 overnight guests total). The interior is comfortably decorated with quality furniture and linens. All 6 beds are very comfortable allowing for great rest. The house maitains a very quiet and tranquil feel throughout the day and into the nights.The kitchen is fully equipped with Gas range, cooking accouterments and quality appliances updated in 2022.The grounds and outdoor area are beutifully kept and will allow for enjoyable early evening summer dining. There are multiple outdoor areas to utilize including a Teak dining table with 8 chairs, a wicker full sectional couch, lounger chairs, hot tub and spa, and an outdoor shower. The yard wraps all the way around the house and is fenced and walled for little ones to explore with mom and dad close by. Our cleaning team meticulously prepares the house between each guest and we take great pride in maintaining and readying the house for our guests.————————————————THE NEIGHBORHOOD The Paradise Valley area is one of Middletown’s most appreciated and desirable neighborhoods. It is very important to us that our guests enjoy their time - but also that they treat the property and neighbors with great respect. Most of the neighbors have resided on Paradise Ave for generations and Paradise avenue is a Beloved street in Middletown. We need our guests to feel the same gratitude as we do to use the home and to respect the Middletown Ordinances and Short Term Rental rules that are printed and on display at the home. Being loud outside at night is frowned upon. We seek not to have partiers at our Home - but instead - to have appreciative people who are looking for a quiet and tranquil space that they can enjoy with close friends and family. Never can we have more than 3 cars on the property. Never can we have more than 6 adults or 8 guests total. Never can we have guests disrespectful at any time or excessively loud outside after 9 pm. These rules are established by the town. ___________________________Security, Surveillance, and Smart Devices Rarely do we have issues on the property where guest bring too many cars and/or too many poeple. Becuase of the few-and-far-between instances when this has happened, we unfortunatly were put in the postion where we had to take more action. As a consequence in our second season on 8/11/2023 we did install 3 security cameras on the property. - Camera 1 - faces the parking pad so that we can monitor how many cars are on the property since its is a code violation when more than 3 cars are there. - Camera 2 - faces the driveway entrance so we can monitor the possible other parking spots that folks may try to utilize. - Camera 3 - is a nest door bell on the back door. We only monitor these devices when there is an issue. If any guest is uncomfortable with these devices or their locations please contact me before booking and staying so we can disucss. Unfortunately we cannot accpet cancelation exceptions for reasons related to these security features. This disclosure is in accordance with VRBOs surveillance rules and regulations. Additionally, We NEVER use any video or sound recording devices inside the home. We DO have the ability to monitor and control: - the thermostat for heat and air conditioning- locking and unlocking the door- Turning exterior lights on and off or according to schedule- Testing and troubleshooting internet / wifi connections when there are issues using 3rd party local licnesed IT company. Welcome to Fogland Beach Cottage! We are delighted that you are considering to stay in this quaint unique home. It is equipped it with everything you will need.The area is a special place located at 4 Tony St. Tiverton, RI, on the Sakonnet river, closely located to Newport, Bristol and Providence RI, with many other wonderful places to explore. On the way to the cottage you will pass Fogland Beach, that has lifeguards and a playground area for children. If you continue around the other side of the point (via road or playground) you will find a beach that is regularly used by windsurfers/paddleboarders. It’s also great for swimming. The marsh is terrific for crabbing and clamming (you need a permit for clamming/quahogging: http://www.dem.ri.gov/programs/marine-fisheries/rimftoc.php). There is a small, quiet beach located steps away from the cottage (pictures included)… walk out of the front door and you will find paradise. Many beautiful hiking trails located throughout the area (https://www.alltrails.com/trail/us/rhode-island/weetamoo-woods-trail). A mile away you will is historic Tiverton Four Corners, filled with shops, artist galleries, restaurants, and more. Cute Cape style house with hardwood floors, sun room, outdoor private patio, garage and plenty of parking. Easy access 3 steps and all rooms are on one floor. This property has a huge yard with an ocean view of our town beach, Westport Point and Elizabeth Islands. The living room has 2 couches, a fireplace and a mounted large screen smart Roku TV. The house sits on a dead end road with light traffic for a more quiet atmosphere. The front yard is huge and is very private, the back yard is bordered by a stonewall and tree line for privacy and there is a sheltered outside hot & cold shower. The master bedroom has a king size bed, two closets, and TV. The second bedroom has a bunk bed with a full size mattress on the bottom and a twin mattress on the top. There are 2 bathrooms, one with a tub/shower and the other with a shower. The basement has a washer and a dryer along with folding tables. The floors are hardwood and have been refinished and the kitchen which has ceramic tile floor. You can see the town beach from the house and there is also a town 'dog beach' on Sakonnet point which you can use. Little Compton is a very safe town off the beaten path with excellent restaurants just a short drive away. The Atlantic Ocean shore runs along our entire south end (Rhode Island Sound and Buzzards Bay) and the salt water Sakonnet River runs along our entire east shore. Little Compton is a very quiet, peaceful seaside farming community featuring beaches, a winery, farm stands, a quaint village called The Commons, and many historical sights. Some PLACES OF INTEREST are The Commons, Sakonnet Wine Vineyards (daily tours, and tasting), and near by Newport and Bristol. Daytrips to Cape Cod, Martha's Vineyard, Cuttyhunk and Block Island are reasonable. In addition to our own vineyard, in near by Westport there also is a vineyard, a brewery and great restaurants to visit. Little Compton has public beaches (Southshore Beach, Goosewing Beach, Lloyds Beach) and a couple private beaches (Warren's Point and Briggs Beach). Southshore Beach and Goosewing Beach can be seen from the house. We also have a great harbor at Sakonnet Point with views of our light house, Elizabeth Islands. Sakonnet Point also features Lloyds Beach and the harbor shore both of which are open for dogs to swim at.WALKING, BICYCLING, and ROLLER BLADING are a joy on the flat, beautiful roads and paths in Little Compton. Bicycles can be rented at Earl's and at Little Compton Adventures. SURFING CAMP run by locals features surfing lessons for kids and lessons for women over 16 as well as private lessons for all and surf boards can be provided for lessons (Little Compton Surf Camp website www.lcsurfcamp.com ). There are TENNIS and Pickle Ballcourts in town and a playground for children. GOLF: Montaup Country Club is 15 miles away in Portsmouth and is open to the public. Sakonnet Golf Club is a private course designed by one time summer resident Donald Ross just 2.5 miles away.
