The Twelve Oaks Bed & Breakfast

We finally made our way to Covington after talking about a trip for years and the twelve oaks made the trip! From the welcome by Mary and the daily breakfast -omg amazing— to the perfectly decorated suites and historic home, this is hands down an experience everyone should have. Don’t hesitate. It’s well worth it!

The Twelve Oaks is truly a magical place, with rich history, exquisite furnishings, and exceptional staff. This was our third visit to Twelve Oaks, always wonderful and the innkeeper Tammie's warmth made our stay unforgettable. If you love Mystic Falls, you’ll enjoy Katherine’s Mirror Image Suite.

My daughters and I stayed two nights at Twelve Oaks as part of our mom/daughter trip to Atlanta. We love "Gone with the Wind" and thought this would be a great part of that type of experience. It definitely was and we would love to go back again. Each room has a different theme. We stayed in the Breakfast at Tiffany's room. It was on the third floor. We felt like we had the whole place to ourselves. The breakfast was very elegant, and the greet and meet with the other guests every evening was so enjoyable. Also, it is within walking distance to downtown, where we shopped, ate, drank, and took tons of pictures. A fantastic experience and I cannot thank everybody at the Twelve Oaks Bed and Breakfast enough for such a great ending to our fantastic trip. Thank you!

This hotel is absolutely iconic. Has the old charm with modern touches to feel comfortable. It smells amazing and the breakfast every morning was 10/10. If you are going to Covington don’t stay anywhere else you will regret it. The location is so close to the square as well.

Lovely property with tons of history and touches of Gone With the Wind decor and memorabilia, but not a running theme, which was nice. Let me preface my feedback by saying I am a details kind of person, sometimes to a fault, so just a few things I noticed. Staff was very friendly and helpful with dining and day trip options. Breakfast (peach stuffed French toast) was delicious! Coffee and water available throughout the day was very nice, and the evening wine and cheese reception was a perfect touch. The smaller tables in the dining room could stand to be a little more substantial than card tables with a linen, but the long dining table seemed too pretty to use, and a window table is always preferred anyway. The property is located in a busy neighborhood with a good amount of traffic, which means booming stereos and revving engines (which we understand can’t be helped) Our 3rd floor room (Brothers Bourbon) and bathroom were exceptionally clean, but very WARM. In the evening the temp ran about 78-82 degrees, which was uncomfortable both afternoons when getting showered and ready for dinner. During the night, it would finally be able to catch up and would get down to 72 by morning. The first and second floors were much cooler, and is most likely only an issue in summer months. The linens and towels were great and on point for a 4-star stay, and the extra pillows and nice toiletries were appreciated. We loved the beautiful exterior of the property, and it was well kept. There were 5 smoking guests during our stay that were asked to stand in the street (my husband included) but noticed several far away options where they could have had small remote smoking area set aside far from bothering anyone. That said, the street was full of old butts because there was no receptacle (ours went in a used water bottle we threw away in the outside bin) All in all it was a nice stay and deserves the five stars. I’m glad we were able to experience the house, but would probably have stayed just one night given the option.

My daughter and I stayed here for our Covington trip. The house is amazing, beautiful and clean. Breakfast was really nice. The people there were very friendly. Other than it being a little pricey (but worth it) I can’t think of anything negative about this house or the people running it.
