Perfect overnight stay. Walking distance to the train station (Waverley) and the staff are helpful and proactive. Great stay.

Communication pre arrival was excellent, offer of advice in places to visit / restaurants and brunch spots. On arrival check in was efficient and welcoming. Room was lovely & clean with great decor - added touch of Happy Birthday decor for my daughter which was lovely x Nice touches - handmade fudge / chocolate treats and bottled water. Beds very comfortable, we had a room at the rear of the property so noise wad not an issue. Bathrooms was great - lovely size bath and rainfall shower - toiletries were a lovely addition and smelt amazing. items available if you had forgotten anything - comb, toothbrush, facewipes ….. brilliant! Fresh milk available from the bar for tea & coffee at no extra cost and also a basket of fruit to help yourself to. Staff super friendly and helpful , nothing too much trouble,. Rooms serviced daily.

Great location for theatre visit. Very pleased with room,everything needed for overnight stay. One of the most comfortable hotel beds I've ever slept on. Room on 2nd floor facing York Place opposite bus station ,very quiet in room. Nice little bar. Breakfast avaliable if required. Staff all lovely. Would definitely stay again on future visits . A great little hotel.

Beautiful boutique hotel, inside and out with lovely decorations for the festive period. Spotless room with a stunning view , lovely treats on our arrival which we appreciated very much , polite staff and beautiful decor will definitely be back , thank you for a lovely stay .

Phenomenal hotel! Staff extremely friendly and the room was so clean and fresh. Highly recommend 28 York Place as it is within walking distance of the centre of Edinburgh. Staff also helped arrange a surprise for my partner as it was his birthday. Thank you to all x

THE BREAKFAST MENU IS BASIC ITS THE POOREST SELECTION HI HAVE EVER BEEN OFFERED CONSIDERING THE PRICE OF THE ROOMS THE BAR LACKS ANY ATMOSPHERE NO MUSIC AND IS NOT HELPED BY "VICKY " WHO WAS WATCHING 24 HRS IN A &E ON HER PHONE AT THE TABLE ALSO RUDE WHEN WE ASKED IF SHE COULD SWITCH THE TV OFF OUR ROOMS WERE VERY VERY SMALL

Everything was amazing! We went at easter for our honeymoon - we were greeted with a handwritten note and champagne alongside easter chocs on the pillow. Location was perfect and close to everything, bed was comfy and everything was clean and tidy! 100% would recommend and go again

My friend and I travelled to Edinburgh for a weekend trip and we had a wonderful stay at 28 York Place Hotel! The staff were friendly and very attentive with their service. Little things like storing our bags and then carrying then to our room before we checked in, to leaving Easter chocolates and refilling amenities in our room just adds a touch of thoughtfulness to our great hotel experience. The location was very central - no noise was heard despite being along a major road - and the room was in great condition. Overall, we were both very pleased with our stay and highly recommend this accommodation!

Great central location and easy to walk from Waverley Station. Spotlessly clean and tidy. Comfortable beds, good towels and friendly staff. Near to lots of nice local restaurants. Only drawback is the noise from the trams if you're a light sleeper, bring your ear plugs.
