Hollybank House

This was our second stay at Hollybank this year. On our last visit we slept in the pink room; this time we booked the ivory room, slightly smaller but with a double aspect and commanding views across the extensive front lawn. If you appreciate large, airy dining and drawing rooms combined with a touch of old-fashioned hospitality, then this is the place!

This was an amazing last-minute find when I suddenly couldn't stay with a friend when visiting my son at Chichester University. Incredibly they had a room available on a Saturday night at the end of half-term, for an extremely reasonable price that also included breakfast! I stayed in the pink room, which was enormous and had every single thing you could possibly want. Huge bed (or split into twin beds), dressing table, desk, two armchairs, very well-appointed drinks station, huge wardrobe with plenty of hangers, and even loads of modern electric sockets near almost any place you might want to sit, with integrated usb/phone charging sockets. Plus a lovely little en-suite with a window! There's also a large drawing room downstairs with grand piano and honesty bar, and a dining room where guests can get to know each other at breakfast around the large dining table. Breakfast was lovely with plenty of choice, and the hosts had no problem with my gluten-free and low carb diet. As I only stayed one night (in February) I didn't venture out into the grounds, but the other guests told me they were lovely. There's even a tennis court. Literally the only tiny negative point to this place is the fact that you really need a car to stay here as there doesn't seem to be anywhere to eat dinner within walking distance (though the hosts are fine with you ordering take-away to eat in), but this didn't bother me on my single night stay. Now that I've found Hollybank House, I will certainly hope to stay again in the future!

Family of four in the Green room. We had a lovely overnight stay in this gorgeous B&B. The room is huge, well decorated and a great base for a family. The shower would benefit from better water pressure but it’s the only small niggle I had. The grounds are well kept and were it not for the fact that we were heading for a historical visit to Portsmouth we’d had gone for a wander happily. It’s about 15 mins drive to the park and ride in Portsmouth by the way. We had a lovely breakfast at the B&B which was freshly cooked and tasted great. Whilst we waited for 10-15 mins the piano and chess board were put to good use. We were given plenty of restaurant suggestions nearby in the evening and we chose well, the Spice Cottage Indian restaurant has lovely food and is walkable in only 10-15 mins. We’d happily return here and may well do so bearing in mind we purchased the ultimate Docklands pass which means we can and will visit the multiple sites in Portsmouth any time over the next year. I can definitely recommend Hollybank House. Thanks for having us.

Lovely house, great breakfast, really friendly hosts. I was made to feel welcome from the start and enjoyed the run of a spacious sitting room. The bedroom was clean and tidy, and the bathroom had a nice working shower. I would be delighted to stay again.

We have stayed at Hollybank House previously and it never fails to impress us when we return. From the lovely clean and comfortable rooms to the excellent breakfast everything is first rate and you are made to feel very welcome and special during your stay. The lovely large relaxing lounge is available to use where a roaring fire can be enjoyed on chilly evenings. The grounds of the house are beautiful and well maintained and whilst we were having breakfast a deer ambled across the lawn. The house is in a very convenient location but is also very quiet being set away up a long private drive. We would fully recommend this property for either an overnight or longer stay and we will continue to return.

This is a very unique and special place. Absolutely stunning setting with huge peaceful gardens. The house is so beautiful too. We stayed in the Green Room and it was comfortable, decorated beautifully and very cosy. The service was great- very friendly and helpful. The breakfast is incredible. It really is a home from home and a short drive or walk into Emsworth. Will definitely go back!
