We wanted to celebrate my wife's birthday with a trip to the coast and chose to stay at 10to12Folkestone. This proved to be an excellent choice and is certainly the best B&B we've encountered. Hosts Leigh & Mark are very friendly and we immediately felt very much at home. The accommodation is excellent and breakfast offers an array of tasty options catering for every appetite. If you visit the Kent coast this is an ideal place to stay, located just a minute from the seafront and within easy walking distance of the High Street & Creative Quarter.

An excellent stay in an underrated town. The small hotel was well located for everything a visitor' likely to want: The Leas, the beach, the Cultural Quarter (with Old High Street) and Harbour Arm. Spacious room, great breakfast and fine hospitality. If we ever come back we shall certainly stay here again.

Lee and Mark are fantastic hosts, very welcoming. Lovely room and very roomy and comfy bed. Fluffy white towels too. Brilliant location.Just so helpful and accommodating. Highly recommend. Definitely be back and learned loads about Folkestone too. Will spread the word. Little gem.

Had a wonderful stay, thanks to Leigh & Mark whom made us very welcome . Such a beautiful place, clean & well presented. Breakfast was lovely & freshly cooked to order. Great selection of drinks from bottled water to teas & coffee Inc in the price. We would definitely recommend.

Mark and Leigh were charming and incredibly helpful hosts. The morning we left they phoned to let me know I had left my handbag hanging on my chair in the breakfast room and when we hurried back to retrieve it (we were leaving on a ferry from Dover) Mark met us in the street helping us save a few vital moments. We really appreciated that but the whole stay was excellent and they were so accommodating. We are in the travel business and we know quality when we see it and they have it in abundance. Thanks again.. .

A really nice, friendly central little place with a spacious room and bathroom and a very warm welcome. The hosts were just lovely, the bed comfortable and the location first class. Breakfast was decent. I've stayed in three other hotels in Folkestone and this was much, much nicer than the two bigger places we stayed at and on a par with Rocksalt - which is also nice. I go to Folkestone to see friends a couple of times a year and will certainly go to 10to12 again.

This will be a short review. Mark and Leigh have got "it". Just like rare singers, or standup comedians, or Chelsea No 8s: they simply have that magical something that makes this a great place to stay. Everything's been thought of, and the breakfast is great.

I cannot rate this place highly enough - it's a beautiful B&B, immaculately presented and spotlessly clean. The bed was comfortable, the shower great and the breakfast delicious. The location is fabulous - walking distance from the train station, to the beach, town and Harbour Arm and the hosts, Leigh & Mark couldn't have been more friendly and welcoming. We will most definitely stay again and 100% recommend it as THE place to stay in Folkestone ❤️

Other reviewers are spot on - I endorse everything they say about the hotel, the hosts and the location. Our pre-breakfast walk along the front was beautiful - Folkestone Council are doing a great job on upgrading the area. We didnt have much time there but will be back for more!
