I recently visited this place during my Kandy tour. I decided to select this place to spend the night based on the reviews and high ratings it has. From the time I entered the premises, I realized that the decision I made based on the reviews was totally wrong. No welcoming, no greetings. They were like we have come to an asylum for free of charge. Owner is super money minded and only concern is about money and not the satisfaction of the guests. One and only caretaker "Muththu" is burdened with unbearable workload and he releases his pressure on the guests. What we realized from his gestures and words was that even Muththu is not happy to work there. Rooms and washrooms were basic. No privacy since the windows are not covered properly. A Basic breakfast was provided. Not worth the money they charge. There are plenty of better options in kandy to have a pleasant stay without resorting to a place like this. That stay was the worst decision ever. Don't be misguided by the reviews.

Lovely room and property. Great location just far enough away from the craziness of downtown Kandy but close enough to get there in 5mins in a tuk tuk. Staff were very friendly and breakfast was tasty. The room is very clean and well appointed. The AC worked well.

We booked all the rooms for a family trip and everyone was thrilled! So clean and comfortable, and the staff are amazing! The breakfast is delicious, especially the Sri Lankan breakfast. The location is also great, with just a short tuk tuk ride into town. Really enjoyed our stay and look forward to staying again!

Room is very good. 10/10 Owner did miscommitment for beakfast. Breakfast is aveage and charge for kids less than 10 year. Please finilize all before check-in all term and condtion. Cleaning is perfect. Room with good view. Quiet place Thanks

This is a really good place to stay. Nice experience with the beautiful view from the room and clean and well-kept place. We enjoyed the breakfast and all the other care what was provided. Thanks to the host and staff we had a really good stay here.

CliveLand Residence was a great place to stay in. Very clean and organized. Beautiful place with a garden and a view. Breakfast was excellent as well. The manager of the hotel was very accessible and kind, he ordered us some food at night when everything was already closed. Great hotel if you’re coming with a driver.

Kandy is a surprisingly busy city, so Cliveland Residence being a little tucked away up on the hills is actually a good thing - after all, Uber and Pick-me is available if you need to get anywhere. As such, the place is very quiet and serene - it's basically a large home turned into a small hotel, manned by 2 people. Staffs are super nice, but do not expect 5-star amenities here as the hotel is small. If you keep expectations in check, then I believe you will have a good stay - I definitely did, as it was super quiet in the room. If you walk around the neighborhood, you will spot monkeys even! There is a little garden outside with swing that you can enjoy the view from. Breakfast was simple but fine. Overall, great value and very clean and comfy - very recommended!

We stayed here for two days and we were more than satisfied. Modern rooms are clean, there are very nice bathrooms. It is located on a hill, so the view is breathtaking. It takes only 5 minutes to get to the city centre by car. The stuff is also really friendly.
