We stayed here for a week and left yesterday. We paid extra for a superior room, but honestly, I dread to think how bad the standard rooms must be. There was absolutely nothing superior about ours – it was basic, the beds were uncomfortable, and overall, it wasn’t very clean. We requested a ground-floor room as we were travelling with kids, but it was crawling with ants. Mosquitos were also a major issue throughout the hotel – we weren’t the only ones complaining. Fixtures and fittings in the room were loose and poorly maintained. While there are some game machines for the kids, most were either jammed or broken, and looked like they hadn’t been updated in decades. The all-inclusive package is very limited – no cocktails included at all. If you want cocktails, you have to pay extra or upgrade to “Ultra,” which costs €25 per adult and €12 per child, per day. Bar staff were generally unfriendly and unhelpful, with the exception of the team at the beach bar – they were excellent. The beach itself was the highlight: absolutely beautiful. To top it all off, when we checked out, the staff didn’t say a word. They took the keys from us and just walked off – no goodbye, no thank you, nothing. All in all, I wouldn’t stay here again and wouldn’t recommend it either.

Super staff and the best animation team ❤️ Beautiful beach , poolls and zoo. Best stay for children Rooms are great, near the poll and the beach. Food vas exelent. The leader of the animation team vas realy nice and funny. We hawe the best holidays.

Great hotel in the middle of a beautiful remote area of Kos . Three pools to choose from. Beautiful scenery all around. Taxi most places seems to be around 30 euros . Food bog standard all inclusive but hot veggy food needs work as with all inclusive. If your veggy your gonna get bored with cols salads or plain pasta everyday. Staff very friendly rooms cleared and restocked everyday. Mosquitos will eat you alive in the evening. But a great holiday Thank you

The hotel is lovely. 3 big pools, 2 pool bars and a lobby bar. Good and bad points; Entertainment needs some work- no pool games etc and evening entertainment is about an hour or so. Rooms need updating but our cleaner katarina was fantastic! Immaculate and friendly and helpful. Mosquitos are horrendous. The hotel should put plug ins in rooms and spray the vegetation in the evenings. Food is OK but very repetitive. More Mexican nights would be good! Kos town is 29 euros in a taxi one way or 3.50 on the bus. We found out near the end of our holiday there's mastihari harbour closer and is 12 euros in a taxi and worth a visit. Not enough sun beds on some days but others were plenty. In my opinion lattes and cocktails should be part of the all inclusive as should drinks and beds on the private beach. Overall we enjoyed our stay but probably won't return as its too remote for us.

I would agree with almost everything Jamie said in their review two weeks ago. The criticism of the all inclusive is unfair. The pool bars were always open for drinks, ice cream and snacks (including hot dogs or burgers some days). It is not premium alcohol, but then it is a 3.5 star hotel not a 5 star. It is mainly a family hotel, not somewhere to get drunk on free drinks all day. The buffet was very good, if you want to experience fresh, Greek food. We also had an Asian night and a Mexican night. It is true there is nothing within walking distance of the hotel but the bus from the hotel to Kos town is good value and easy to use. You can rent a car from the hotel for as little as 60 euros a day, so taxis are unnecessary. The beach is beautiful and you don’t have to hire a sun lounger or buy drinks at the beach bar to use it. 8 euros is less than other beaches on Kos charge for a sun lounger. The pools are really good. Yes they could do with more Sun loungers, but have you ever been anywhere that had too many Sun loungers? It is a lovely hotel that does not deserve the 1 star reviews it has received.

Stayed here from the 25th May to 1st June, unfortunately we didn't get there until 3am due to flight delay but when we arrived they gave us a small bag of lunch which included a small small sandwich, fruit and a bottle of water. Check in was quick and we were directed to our room. When we got there the air con wasn't working in one of the rooms but thankfully one of the sliding doors has mosquito netting on so we could keep the balcony door open. The next morning we went to the reception desk to tell them about the AC a few hours later it was fixed. The rooms were clean but be aware ants are everywhere across the site and even in the room I guess just the way of the area, the issues with the rooms were minor for us e.g. the kettle lid was broken but they have coffee in the restaurant part so no big deal, and if you want to use the kettle or the tv you have to unplug the fridge. Towels are included but have to leave a €10 deposit per beach towel. If you want your room cleaning leave the make my room hanger outside as thankfully most of the time they let you sleep. The toilet is loud so once flushed close the door. The grounds themselves were beautiful and well maintained, some of the areas did have a smell to them but I think that's down to the small zoo they have, I would recommend getting a room with sea or garden view as these were on the edges of the site. The pools were well maintained and clean but cold as hell 😂 just jump in and you'll be fine, there were several bars across the site and a beach bar 5 mins walk from reception, be aware the bars to vary when it comes to what's included in the all inclusive. We opted for the ultra inclusive because we thought why not, I'll be honest apart from being able to have branded beers it's probably not worth the whole party doing it. The food was good if a little repetitive but we're not a fussy family, the site has numerous cats which we loved because we're a cat family. The entertainment was hit and miss and not advertised that well, they had a greek night which we missed and there was a quiz night which I could hear from the bar and a live music night which we did catch. There are pool tables at €2 and small gaming machines in the reception bar and one of the pool bars. The drink pours are big and the cocktails are great. All the staff were friendly and fun but if you have a strong accent be ready for a lot of misunderstandings 😂 if you need a taxi the reception staff can book it for you and even tell you a price. There's a mini market on site which covers a lot of needs and the prices for decent for most things. Overall a great stay and would definitely recommend

Overall our stay at Gaia Royal was very nice. Our room was modern, especially the bathroom which had a good shower. The room was cleaned each day without fail. We may have been lucky reading some of the reviews but it was very quiet where we were. Food in the buffet restaurant was very tasty and varied. The staff were pretty good and helpful. There are 3 pools with sun loungers around them but I feel like there aren’t enough for the number of people who want to use them. If you just turn up to the pool between 10am and 4pm you are never going to get a sun lounger. The actual pools themselves were a bit dirty. The various play areas and miniature golf have all been hand made and painted and I actually think it gives the hotel a unique feel. I’ve played loads of mini golf and I really enjoyed this one. A couple of the holes have loose felt but the real problem is that it’s a bit of a walk from reception where you hire the clubs and balls. Again, the play areas are good but what is with all the seesaws? A standard UK park is likely to have one seesaw as part of a park with say twenty pieces of equipment, giving a 5% seesaw share. One of the parks at Gaia Royal has 5 (yes- 5) seesaws out of 10 pieces of equipment total. That’s a crazy 50% share. The hotel is close to a nice beach. Our room was probably only a 2 minute walk away. As other reviews have said, the standard all inclusive doesn’t include the beach loungers or the beach bar or bottled water and to get the ultra all inclusive that includes all these things is a bonkers 25 euros per adult per day. The shop on site sells 6 large bottles of water for 5 euros.

Hotel is clean rooms kept lovely bad points miles from any where only one bus a day taxis very expensive to next village complex is big but only bar open is pool bar little pool bar not open and reception bar only open at night only can get tea and coffee at breakfast machine are covered up the rest of the time in restaurant food not to bad same thing most of the time but deserts are very poor .Greece is very expensive only shops in main towns but be prepared to be shocked at the prices and the trips are very over priced so really can’t recommend coming here may be stay in Kos town but definitely not here

My husband and I stayed at the Gaia Royal Hotel from 7th - 16th October. We were allocated room 128 on the second floor. We paid £550 each through Jet2 Holidays for a last minute break. We’ve done pretty much nothing but lie by the pool which was the whole point of this trip. The AI is poor. General AI is a blue wristband and ultra AI is a red wristband. To be able to get bottled water and cocktails from the bar you have to upgrade to ultra all inclusive for €25 per adult per day or €12 for kids. We’ve only seen one couple with red wristbands while we’ve been here but loads of people buying and paying for cocktails in the bar in the evening. Kind of makes it pointless paying for AI The “mini” pool bar at the quiet pool (which we are overlooking from our room) has a miserable barman and poor snacks. Only wraps and croissants. No matter how many times you visit the bar, he doesn’t interact, doesn’t remember your drinks, nothing at all. The “proper” pool bar is over at the other block which has a large kids pool and a large noisy adult pool. They have pizza and sandwiches available, music is playing and all the activities take place over there. The mini mart is there and the “zoo” is next to it The gym is under the evening bar in the main building. Tea and coffee are available at breakfast but if you get one from the main bar at other times, it’s in a tiny paper cup. Cleaning is erratic although our cleaning lady was super cheerful and friendly. Towels not changed. Sheets changed once and when they were one of the new bed sheets was stained. Tea / coffee / milk not replaced. Kettle lid broken so the kettle doesn’t switch itself off when it boils. Have to unplug the fridge to plug the kettle in. The fridge is so noisy at night it’s impossible to sleep with it plugged in. No bottled water is provided in the room. Reported the shower not draining twice. Allegedly someone came to have a look but it made no difference. Max three minutes in the shower before it’s overflowing and turning the bathroom into a pool. Fixtures and fittings in the room are basic and cheap. Balcony is a decent size but quite dirty. Mosquito screen door on the balcony and a screen on the bathroom window is a nice touch. Blackout curtains which do quite a good job. There is no currency exchange at reception. They told us the nearest bureau de change is in Kos town. Nearest ATM is at the shop at the Neptune hotel next door but one. You can get to the hotel by walking along the beach and up through the gardens. While out finding the ATM there we found a lovely taverna called Epikouros run by George who was fantastic. Highly recommend. Stunning sunset from the beach. Main bar has two sleazy greasy barmen who take unfriendliness (unless you’re 18 with your girls hanging out) to a new level. Coffee is awful. Two coffee machines in the restaurant at breakfast with a very limited selection. Badly placed so creates a bottle neck at the entrance to the restaurant. Cats every
