First up: it can get really scary walking thru long, dark, quiet lanes from the Kyoto station to the hotel late at night. Regardless of how safe Japan is, this was one of the few times I got spooked. So please just take a cab from the station and dun try walking if you are arriving close to midnight like I did.
In the morning though, and after checking out the area + google maps, I realised the hotel location is rather good if you are taking buses instead of trains. The bus stop to many tourist locations are just a short walk away from the hotel entrance. And in Kyoto, I realised buses are the way to go! So this is the best point about the hotel, in addition to the small public bath.
Room is small, old, and because they ran out of non-smoking rooms, the room was really smelly because the cigarette smoke/smell has gone right up into the aircon vents. No matter how much deodorant spray you use, it is futile. So please note if you are a non-smoker.
Staff are alright but they hardly can speak English. Also a little inflexible in accommodating requests, such as refusing to help me to heat up some packed food. Breakfast spread is average, same food every day.
