Welcome home! You’ll love staying at this updated 1860s farmhouse with its open floor plan, beautiful hardwood floors, and mix of modern and rustic charm. Located on a quiet, country road only 2 miles from Colgate and the village of Hamilton, The Farmhouse features plenty of comfy chairs and couches and places to rest your head. We have 1 king, 1 queen, 1 full, and 2 twin trundle beds (4 total twin beds). In addition, we have a futon/couch, a crib/toddler bed, and a queen pull-out couch.You’ll walk into an expansive sunroom with an egg chair (Google it!), a couple of chairs, and a high-top table. The sunroom also has yoga mats and dumbells for you to use.FIRST FLOORFrom the sunroom, you’ll enter the light-filled farmhouse featuring a fully stocked kitchen, laundry room, and full bath with shower. Off the kitchen is a breakfast area with expandable high top table and a living room with two sitting areas and a large, Smart TV. Also on the first floor is a formal dining room as well as a family room with gas stove, desk, Smart TV and access to the covered front porch with chairs. Have a seat and watch the chipmunks play and the neighbor’s chickens peck our newly planted grass seed! And make sure to wake up early enough to catch the gorgeous sunrise...The washer and dryer are easily accessible and the kitchen is stocked with spices, condiments, coffee, tea, pots, pans, and appliances that you’d have at home. We stay here as well so we know what the house needs to make you feel at home. SECOND FLOORThe second floor features four bedrooms and a baby room. Bedroom 1 includes a comfortable king bed, Smart TV, dresser, sitting area, and wardrobe. Bedroom 2 is separated from the master bedroom by a beautiful barn door and includes a queen bed and dresser. Bedroom 3 connects to Bedroom 2 and has a day bed/trundle bed that can be pulled out to sleep 2 or the room can be used as a small living room.Bedroom 4 has both a full bed and a twin trundle bed. It can sleep 4 if the trundle is pulled out.The sitting room off the master bedroom includes a futon that can be made into a bed as well as a crib, a child’s table and chairs, and toys, books, and puzzles. The upstairs bathroom includes a tub, shower, low-flush toilet, and double sink with plenty of amenities in case you forgot (toothbrushes, Q-tips, razors, band aids, etc.) NEARBYJust a short walk on the property are the headwaters of the Chenango River. Grab one of our fishing poles on your way and see what you can catch in the trout-stocked waters. Or bring a book or yoga mat (we have plenty of both!) and enjoy the serenity of the running water. Welcome to "The Barnhouse" - a charming, century-old barn we've lovingly transformed into a small house that blends rustic charm with modern comforts. Whether you're visiting Colgate, or seeking a writer's retreat or just a chance to unplug and bask in the serenity of a converted barn, The Barnhouse is your ideal sanctuary. Inside, you'll find a comfortable bedroom with a queen bed, featuring a headboard made from the original barn door. The open living room and kitchen area include a pull-out queen couch, smart TV, corner desk, and high-speed Wi-Fi. The well-equipped kitchen has a refrigerator, stove, dishwasher, and microwave, and includes all the essentials, from a Keurig, French press, coffee pot, and blender to numerous pots, pans, and more. You'll find the kitchen stocked with oils, spices, condiments, coffee - regular and decaf - tea, creamers and other items you made need during your stay.In the bathroom, the unique shower has a rainfall shower head and walls made from galvanized roofing. You shouldn't have to bring much as we provide shampoo, conditioner, facial soap, and lotion as well as items you may have left behind - Q-tips, razors, emery boards, etc. The white-painted concrete floors, white walls, and large windows really brighten up the space and give it a fresh and open feel.Accessibility is a priority, with a ramp, no interior steps, and wide doors for all guests. You can pull your car right up next to the ramp.In summer, we provide an air conditioner, and during winter, thermostats ensure comfort in the living room, kitchen, bedroom, and bathroom.Step outside onto the spacious deck to enjoy the tranquil surroundings. Explore the nearby trout-stocked stream or gather around the fire pit in the evenings for memorable moments.The statewide snow mobile trail system runs through the field adjacent to the property if that interests you. For larger groups, we also have a beautiful Farmhouse on the property next door. It sleeps 10 and can be booked separately. And, our other home, Raider Retreat, is only 5 miles away and 3 miles from Colgate.
