stayed 1 night here . Was made very welcome on arrival and 1st impressions good. Room was large with great views and very comfy bed. Breakfast was really good and great service in lovely room. couple of negatives Room was a bit tired and not really boutique level, toilet seat was broken and there were some strange mood lighting that was built into ceiling. the control for this never worked so had to have a strange orange glow in room all night welcome 10/10 service 10/10 Breakfast 10/10 Room 7/10

I’d seen a few ‘boutique’ hotels in the past - Brighton for one - and thought I’d give something closer to home a go. Certainly very pleased with the result. Very warm and informative welcome from Sam; just when your first thought is to get to the room and relax, you actually do need a run down on the local area - very important and very useful. Booked room 7 which is one of the smaller ones but more than adequate for what we needed - had the view, facilities etc. Church Walks is very quiet which is great for getting good sleep in and it’s 5 mins walk from eateries and only a few mins further to the high street, beach, pier etc. Oodles of choice for breakfast - everything was excellent with a very happy team looking after everyone. Will be going back for more in 2025….

Excellent hotel - will definitely be back. The staff are so friendly especially Grace who kindly text us before we arrived to make sure our needs were met. Hotel is beautiful (although front of hotel and garden could use some tidying up and repainting but I’m sure they will do this in time). Interiors stunning and room and whole hotel is spotlessly clean. Lovely huge shower in room 7 with Elemis shampoo, conditioner and body wash. Gorgeous cooked breakfast with lots of options and generous servings and portions. Staff can’t do enough for you. Hotel in a fab location so close to the centre and everything a short walk away. Property does have stairs up to front door and indoors so just be mindful if mobility a problem. Five parking spaces which is great although they are a bit tight with a big car but there is parking on the road if required. Peaceful spot and slept like a baby on really comfy bed. Loved our stay and view from room was beautiful

Lovely stay, though attention needed on a couple of areas, given the name 'boutique'. First impressions.. tend to the garden... weeds, and over-grown patches and a non-working fountain was disappointing.. looks tatty and unloved. Smashing room, only niggle is poor lighting and no decent mirror at dressing table so putting on make-up a pain, balancing little mirror on radiator by window. Good breakfast.. scrambled eggs superb, also strawberry yoghurt and myself delicious. Croissants, though.. awful! 10 to-a-pack from Aldi or Lidl. Spotlessly clean, decor across the whole house beautifully done.

Fantastic place to stay, we stopped over a Friday & Saturday and would only ever stop there when we're next in town. Not only a lovely property (with parking!) but the team know what they're doing. The room (room 7) has a great view over the town and has plenty of room for a couple. The breakfasts are 12/10, including the veggie one which my wife truly enjoyed. Tea & coffee a-plenty too! Grace knows what she's doing in running this place and her and Sam are vert engaging and will doo all they can to ensure a great stay. The property is very close to the town and the tram which is ideal for when you want to pop out for a bite, a pint or a walk long the front. You will not go wrong stopping here.

Stayed many times, always a great stay! The Owners and staff are lovely and so helpful, the rooms are well designed, comfortable and have everything you need. The breakfast is fantastic with a great choice to suit all. We cannot wait to return.

We recently stayed for 3 nights, as a group of 4 we had 2 rooms both of which were nicely decorated, spacious and clean. Grace and the team were extremely friendly and knowledgable of the area. The house is located not far from the bars and restaurants and the pier in Llandudno. Breakfast is ordered from a menu but there is a lot of choice and the food is excellent, there is an honesty bar which you pay for on check out, which is a nice touch. We will likely return on our next visit to Llandudno.

We had a perfect 2 night stay here. The room was lovely and bed very comfortable. It was lovely sitting in the window in the evening, looking over towards the mountains and sea. Breakfast was excellent, and all staff were so friendly. Thank you Sam and Grace, we will very likely be back.

Recently stayed here on a 2 night stay, 1st impression on arrival a bit scruffy outside in need of a paint job, no disabled access, parking on sight for 5 cars and off road parking outside. We were greeted by a lovely member of staff Grace who was lovely and very knowledgeable of the area. We were given room 1 very nice room, on inspection bit rough in places( head board stained) no chest of drawers so had to leave stuff in suit case, although there was a wardrobe to hang stuff. Bed was clean and very comfortable, Bathroom water took at least 10 mins to warm up, lovely clean towels and Elmis shower gels nice touch, Breakfast was lovely although a bit of a wait, also could do with some cereals and fruit and pastries buffet style while you wait for your breakfast, instead you have to oder it off menu, The location is great the views are spectacular of the great Orme, Llandudno is a lovely place, i would definitely recommend the location, but i dont think i would return to this B&B as i feel there is other accommodation near by that may be better and VFM….
