Our party of 7 had a one night stay scheduled for this property. We were looking forward to our stay here as the property looks beautiful! Unfortunately our plane was delayed for 28 hours so we had to cancel our stay. We asked for a whole or partial refund due to the flight issues and the property refused even though the third party we booked through also asked for a refund for us. We then asked the property if they would give us a credit for a future stay and again they refused. So disappointing!

We visited in May and stayed in the two apartments. The grounds are beautiful and very well maintained. It’s a great place to sit out and read a book, have wine with friends and enjoy the views, swim… We’re trying to find an opportunity to return and do a mix of vacation and WFH so we can stay longer. Francesca is a great host, knows Orvieto well and works really hard to make sure you have a great experience. She helped us with transportation for winery tours, restaurant and tour recommendations, when we wanted to relax outdoors with some Prosecco and fruit she made an amazing platter for us. She has a driver she works with that can take you into town, wine tasting… and you can message him when you need a ride back. The breakfasts are really good, I think most of the food is from their farm. It is a short walk into town and the views are beautiful, but it is pretty steep. I’m 62 and it was about a 15 minute walk. I’d usually walk into town most days but my wife and our friend we travelled with would usually take a ride in. We didn’t have a car but it was easy to get a ride into town from the driver she works with.

We stayed in this rather quirky guest house for two nights, looked after by the friendly host Francesca. It really feels as if you have been invited into someone's home, as long as you don't mind two well-behaved and friendly dogs sharing the facilities. The rooms are rather dated, but large and more than adequate. We were told that some rooms have self catering facilities; if not, there is a communal kitchen for guests to use. Breakfasts were great; hot food cooked to order and a wide selection of cold items, including many homemade treats. The house has a beautiful garden, with views up to the old city of Orvieto above, and a fine swimming pool. There is secluded path from the rear of the house up to one of the city gates. However, it is very steep and hard going even for relatively experienced walkers, so we agreed with other guests that using it once day was more than enough. The other options are driving or using taxis. Highly recommended.

A gorgeous stay with a beautiful family and their pets Francesca could not be anymore helpful with suggestions and suggestions ensured we had a comfortable stay Beautiful breakfast provided 15 min of walk to old town which is gorgeous Beautiful gardens and a pool if you are lucky enough to experience warm weather. Fantastic, wish we stayed longer. Farm style bed and breakfast with All the lovely Italian authenticity. Felt relaxed the moment we arrived. Great clean and private room and bathroom. The morning breakfast had everything homemade fresh, even the marmalade and jelly. Pool is gorgeous. Right off the property there is a walking trail that takes you up to the old town Orvieto. Better have good walking shoes on and ready for a steep hike which will clear your lungs. It was like our own private trail. We loved it. You can take the funicular or drive up there. Less than a half mile walk to the train station from the lovely home. Highly recommend not taking the taxi as he charged us €15 for a two minute drive. We should have asked before booking the ride. Live and learn.

What a heavenly stay I was fortunate enough to have here! I stayed for 5 nights. I arrived by train and was collected by the hotel's driver which was pre-arranged. My room was spacious and cool and so very comfortable. I was thrilled to discover I had a solid large table at which to sit. The care and attention that emanated from everywhere is a testament to Francesca and her family. The hand made furniture and embroidered tablecloth and bed linen in my room, enhanced the homely atmosphere. Francesca's friendliness and warmth, combined with her sound detailed advice and recommendations, made my stay so relaxing and memorable. As I didn't have a car I used the mountain path behind the hotel to walk up to Orvieto. It was steep but gave fabulous views on the way and at the top. Breakfast was plentiful and homemade, served by a charming young lady whose name I forget, who was always smiling and personable. It was so lovely to be greeted by her each morning. The restaurant across the road was where I took my evening meals. I enjoyed the gorgeous gardens and the swimming pool. I would return in a heartbeat.
