We stayed at this lovely guest house for one night. Room was decorated nicely and had everything we needed (even a fridge with bottled water and the offer of some fresh milk for tea/coffee), and everything was very clean. Breakfast was great. Good quality and all cooked fresh to order. Staff were all very nice (and we loved playing with their two dogs!) Would happily recommend this place, and I can see why they have such good reviews!

The reviews are 100% correct. An absolute gem run by a fabulous host who oozes passion for her guests. Quality interior. Locally sourced tasty food and everything one needs in a room was there…. Fridge, Toothbrush. Sweets. Chocolates. Fresh milk. Everything spotlessly clean. 4 min walk to town centre, restaurants and bars. 10 min walk to Train station. 5 min walk to Bus station. Get booking now before she is fully booked!

Beautiful home. The welcome was warm and friendly. The room was really comfortable with everything taken care of. Breakfast had a lovely choice and was freshly made. We could not have asked for more. If we ever come back to Penrith we would definitely stay here again and would not hesitate to recommend Sue and her lovely guest house. Thank you

This is a very special location, we booked our stay on the same day on the road up from London. Sue could not have been more welcoming! The room was clean, modern and well equiped. There is also very easy access to the pubs and restaurants in Penrith. Sue was very helpful with recommendations. This is an excellent stop-over on the journey to Scotland and we will certainly be coming again. The breakfast next morning was first class - very tasty with good choice and local produce! Highly recommended.

Wonderful B&B. A short 10 minute walk from the train station and only a few minutes to the pedestrian mall area. Quiet rooms with windows to open in the room I was in to enjoy some fresh air. They anticipated every comfort including an inductive phone charger built into the top of a clock radio, room fridge and water bottles in it, spotlessly clean furnishings. Tasteful room décor without being fussy. Excellent breakfast lots of options, with nice bowls of fresh fruit. Fun having the two cute dogs escaping into the entry way to welcome us! Several nice restaurants in the area. We enjoyed dinner at Grants of Castlegate. Prompt service and very enjoyable meals.

A lovely warm welcome from Sue who is helpful and friendly. The rooms are lovely, the beds and pillows are super comfy. Enjoyed my freshly cooked breakfast. The Brooklands is first class - beautifully decorated and styled. My favourite place to stay in Penrith.

Beautiful guesthouse in the heart of Penrith. Sue is a lovely hostess and you are made to feel very welcome. The dining room is so lovely and tastefully decorated. The rooms are equally as nice. The beds are so comfortable and we had a lovely nights sleep. It’s spotless and the bathrooms are very modern. Can’t fault our stay and hope to stay again in the future.

I stayed for a night at Brooklands. When I booked for a busy weekend in Penrith it was the only place available in my price range. Very pleased that the choice was made for me, as it is so very lovely. The room was beautifully done out. The bed (four poster!) was so comfortable it was hard to leave it. And despite being at the front of the house, it was quiet, despite being located just a short walk from the town centre. Sue is an amazing host, and does a marvelous breakfast. I hope to be back soon.

Great welcome, lovely property, delicious breakfast. Sue is a very attentive host and was very accommodating regarding the specific breakfast requirements of one of our party . The location in Penrith is central but not subject to lots of traffic noise. Our second visit.
