I upgraded my room to a balcony. Right when we got into our room we could see that it was not clean. I checked the balcony and it was filthy and covered in bird poop. The room had bugs, tons of wear, torn carpet, and even a hole in the boxspring. We had housekeeping come up and check the issues and was told it is what it is. They said they would not clean the bugs or any of the issues because the hotel is only 8 years old and not scheduled for refurbishments for another 2 years. I was dumbfounded. I we t down to speak with the front desk lady who seem annoyed that housekeeping could not help. I ask for another room and she said she would just cancel our reservation because they were sold out. I agreed and we left. Now we had no where to stay until I found another hotel a few hours away. Terrible all around.

This may be the worst hotel/motel I have stayed in -- ever! The room was dingy and it just felt like it was dirty and dank (it may not have been, but dirt has a way of getting embedded as the years go by and rooms are not updated, and this room had not been updated in a very long time, if ever). If this property had a room that they never assign to guests unless it is the last room left, this would have been it. This is a room that should NEVER have been assigned. The room was large enough, but was spartanly furnished. It had a king-sized bed, but the sheets barely fit the top of the bed, and were left hanging partway down the side of the mattress. The room provided a table (no drawers) in a corner. The only chair was an old, faded desk chair whose adjustability was broken; there was no lounge chair for anyone else to sit in; a second guest would have to sit on the bed. The front desk brought up a banquet chair from one of the conference rooms. There had been a sofa along one wall (there certainly was room for it!), but it had been removed, leaving all kinds of scuff marks on the wall, which had not been painted in years. Long walls had zero electric outlets on them. When I complained about the room, the front desk told me there were no other rooms with king beds, and offered a room with two queens. It would have been difficult for us to move, as we had dinner reservations, and we didn't want a queen bed. Since we were leaving first thing the next day, we decided to suck it up and just enjoy our dinner and then get away from there in the morning. We did complain to national customer service, who then spoke to the property, but there was nothing that could be done as there were evidently no other rooms with kings. Customer service did offer to give us some points. Sadly, the front desk staff took this personally, as one of them texted me. But there was nothing they could do -- it was the GM who never should have let this room be assigned in the first place, not the fault of the front desk staff. Sadly, from the message she had sent me, she took it personally. It was just a very bad situation. The property could have not charged us for the night, but they did not. Bottom line: this property and its management have much to learn about the hospitality business. This room was not inexpensive, costing $266.92 plus tax for one night.

Worth about $150/night but paid $500/night. Room was dirty, trash still on the floor, very very low water pressure in shower, HVAC barely worked, missing/half full soaps, TV was too old to have apps or screen mirroring - stuck with Direct TV.

My partner and I recently spent one night at the Hampton Inn & Suites Roanoke Downtown, and it was not a good experience. When we entered the room, the first thing we noticed was a hair tie on the table. We spent the next half hour trying to connect to WiFi, which required two trips to the front desk and standing in the hallway away from our room before eventually getting connected. (I’m in the tech industry and haven’t had this much trouble connecting to the internet in at least a dozen years.) After that, we changed clothes and went looking for dinner. When we checked in, we noticed that the hotel was dead quiet, with very few patrons. It turns out that all of downtown Roanoke was very quiet on Sundays, and almost all the restaurants within walking distance were closed. We finally found a nearby eatery that was open, had an unexceptional, overpriced meal, and returned to our room. That’s when we discovered the TV remote worked only within two feet of the television. We soon noticed other minor problems. The shower floor looked very dirty and needed a good scrubbing with bleach. The toilet paper was the thinnest and cheapest I’ve seen outside of a national park campground. The washcloths were tiny and thin, too, and the bathroom sink was clogged. I paid for the room using Hilton Honors points, and I couldn’t believe how many points it cost for what I consider a substandard hotel experience. I’ve paid half as many points for a room that was easily twice as good. We didn’t discover the biggest problem until bedtime, though. Very bright lights from the building next door shone directly into the window beside the bed, and the curtains would not close to block the light. The window had no blackout curtains as in other Hampton Inns, and the only curtains that closed were sheer. We slept with what seemed like car headlights beaming directly onto our faces, which means we both woke up numerous times during the night and struggled to go back to sleep. To make matters worse, the bedspread and blanket were sewn together, and we were either too hot with the blanket on or too cold with the blanket off. We woke up exhausted and vowed to never return. When we checked out, it felt like we were disturbing the desk clerk, who barely spoke a word. On the plus side, our room was roomy, the mattress was comfortable, and the hot water was plentiful.

This hotel is our top choice for the Roanoke area! Great location in walking distance to numerous shops and restaurants, excellent and friendly staff, clean facility, large rooms. Front desk staff greeted us with a smile and offered a free upgrade! We've enjoyed consistently wonderful service over several stays, highly recommend.
