The hotel is an old mansion converted to a hotel and located just outside the old town. The location meant a 10 minute walk to get into the old town, but there were a lot of advantages being outside the old town, including the lovely accommodations (our room had a nice view of the old town on the hill) and relatively easy to reach the hotel or, as in our case, drive in and out as we toured other towns in the area. We had one of their deluxe rooms with balcony which was quite large with a separate entry room (although I saw some of the smaller rooms that looked like a postage stamp so be careful with choosing that for the price). It also had a small balcony you could step out on with the view of the town as I mentioned. The ceilings in our room where huge..must have been 15-20 feet high. Marble everywhere. The bathroom was reasonably large other than the shower..which as in many other converted hotels is like 2 feet by 2 feet. Not a lot of room for a bigger guy like me to move around…let alone bend over to pickup the soap, so keep that in mind. Bed was comfortable and the room had a nice desk with plugs available..as did each nightstand. They also have a nice garden, which I gather you can have breakfast in..except we had a bit of rain and it was a bit chilly in the morning so they served breakfast inside. The hotel website photos are indicative of the room we had and the hotel overall. We had reserved parking in advance..which was a good idea as they really only have one parking space. Breakfast buffet had a great selection of pastries, cakes, cheese, meat etc…just no hot food. Service..from the front desk staff to housekeeping..were all friendly, helpful and provided excellent service. Overall, I cannot think of any better hotel to choose when staying in Siena
