Welcome to Hot Toddy Cottage! Tucked on a quiet street in the town of Banner Elk, this cozy cottage with a newly fenced in yard is perfectly located to dine in Banner Elk or explore nearby towns of Beech Mountain and Sugar Mountain. A flat, short driveway allow easy access any time of year. Enjoy an evening on the deck, or step inside to the living room for your favourite movie or game. The dining table comfortably seats all six guests or works to host a family board game night. The kitchen has an expanded nook with coffee station and breakfast table. On the main level are two queen bedrooms and two full baths. The primary bedroom has an attached bath, and the second queen bedroom has access to a bathroom in the nearby hallway. Upstairs is a bedroom with two twin beds and a twin trundle, great for the children; it shared the full bathroom with the second bedroom. Each of the three bedrooms has it's own TV and window AC unit for comfort. Spend your evening soaking in the hot tub in the yard. Beech Mountain Ski Resort and Sugar Ski Resorts are each under 15 minutes from the home. Banner Elk offers multiple dining establishments such as Bodega's, Sorrento's, Stonewall, Bayou Smokehouse & Grill, and more. Additional Notes: - All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided. - Check in is after 4pm and Checkout is by 10am - Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent. - Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates. - No smoking inside the home. No trace of smoking left outside the home. - Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook. - No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable. - 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Vacasa from police, neighbors, or neighborhood or homeowner associations. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. Most homeowner associations prohibit parking of vans, trucks, motor homes, other recreational vehicles, boats and trailers. You and other Occupants agree to abide by all applicable parking restrictions and limitations. D. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy unless we have given you advance written permission to hold an event at the Property, in which case the number of people present at the Property may not exceed the maximum number of people authorized by Vacasa. E. No Smoking. No smoking or vaping is permitted at the Property (including porches, decks or outdoor areas) at any time. F. No Permanent Residence. You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property. G. Animals. No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. H. Events and Commercial Photography; Structures; Charcoal Grills. Events and commercial photography or filming are prohibited at the Property without our express written permission. (If approved, additional conditions and fees may apply.) No tents or other structures may be erected on the property without our express written permission. The use of charcoal grills is not permitted. I. Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay. J. Payment Terms. J.1. Disbursal of Payment.. J.2. Forms of Payment; Fraud. If you are paying by credit card you represent that you are the account holder or an authorized user of the account. If for any reason, Vacasa believes your payment may be refused by the card processor, Vacasa may ask you for a different form of payment. It is perfect for either a couple, small family or a solo traveler. As our guests, you will be able to enjoy all that our community has to offer including an 18-hole golf course (fees apply), swimming, fishing, tennis courts, shuffleboard and more! The community is also great for walking. Or, if you prefer, you can just sit on the deck or in front of the fireplace and enjoy a glass of wine or a good book. The cabin is fully furnished, with all linens and kitchen necessities provided. There are several grocery stores close by and many restaurants are just a short drive away in Newland, Banner Elk and Boone.
