This home has direct access to snowmobile trails,, hunting, and fishing. ATV trail access is 3 miles from the house. We are only 15 minutes away from Saddleback Ski Mountain, and only 45 minute drive to world class Sugarloaf USA ski resort. Just 5 minutes to Mingo Springs golf course, and 45 minutes to a championship course at Sugarloaf USA. Rangeley lakes area offers some of the nations best fly fishing in a number of lakes, ponds and streams all within 15 miles. You can spend the day doing any of the many activities the area has to offer, and then relax in the outdoor hot tub and watch the deer, moose, and turkeys pass through the yard.About the house: The house is newly constructed with the first floor offering hardwood and tile throughout. First floor has radiant heat and a stone faced propane fireplace. The granite kitchen has all of the amenities of home including a dishwasher. The bathroom on the first floor includes a washer and dryer. The living room has plenty of seating and a flat screen T.V. with satellite and DVD. The second floor has 4 bedrooms and 2 full bathrooms. Lovely newly renovated private two bedroom apartment with large kitchen and deck off the kitchen. Queen size bedroom and two twin beds. Walking distance from eating establishments, town park, swimming, boating and paddling. There is Ice skating, (free skate rentals across the street) and snow shoeing in winter. Kayaks and paddle boards can be rented by the hour at Haley Pond, as well as snow shoes in the winter. All either across the street or within a very short distance from your accommodations. Haley Pond is across from my house and all you do is CROSS THE POND TO ACCESS SNOWMOBILE TRAILS . The driveway will accommodate two trailers. The village is a fun place. The house offers a wrap around deck with ample lake and mountain views. 4 bedroom and 2 bath house, each of the three queen beds has a dual control heated mattress pad for those cold winter nights. In the main floor bathroom is the stack washer & dryer. There is a pack & play available for use.Guest accessGuests will have access to the full house minus a locked storage room. The garage is off limits to guests. For electric vehicles there is an outlet on the outside of the garage. Please let us know ahead of time if you plan to use this (there is no additional charge for this feature). Guests will have access to the gated shared association dock space, a 5min walk from the house. It is a downhill walk to the lake with an uphill walk back to the house. This is a shared space with the rest of the neighborhood, but it is generally peaceful and quiet. We often have the space to ourselves. Guests will have use of the dock, swimming dock, picnic tables, and adirondack chairs. There is a boat basin that is off limits, but if you launch a boat in the lake, you can load and unload at the dock. In the winter this space can be used for snowmobile lake access. Two adult kayaks provided for guests in season, generally Memorial Day through Columbus Day. These hang on the side of the garage, not down at the lake so that they remain private use for our guests.Guests will have access to the indoor fireplace with firewood provided as well as the outdoor propane grill, propane firepit, and wood fire chimney. Two propane tanks are provided.Other things to noteThe walk to the shared water access is all downhill from the house, so expect an uphill walk on the way back. There is no boat launch access, but the public boat launch in Rangeley can be utilized. The lake access point can also be used for lake snowmobile access in the winter. In the winter Mingo Springs golf course (just a walk up the road) is a great place to go sledding!There is a studio apartment over the detached garage up the hill that can also be rented if you are looking for additional space.
