Tons of hiking & wildlife..On septic tank & well water- rules for use. Low door height & wonky stair treads. Old house charm!The spaceOur cottage is cozy, best for a couple, a small family or a few close friends. The living room w/fireplace, window bench, dining table, kitchen and washer/dryer are all on the first floor. Up our narrow staircase (watch your step!) you will first find our newly renovated bathroom. To the right, there is a large bedroom with a queen bed, writing desk, seating area dresser and closet. On the left, is a small bedroom that just fits a full size bed and dresser. Outside, we have a covered space with seating, a charcoal grill, and a fire pit.Other things to noteThere are a lot of black bears in the area. It’s really important that no food or garbage is left outside, including in cars. Trash should only go in our bear proof trash bin, securely closed. The Sanctuary Overlook Cabin is the perfect spot, on 7 private acres, for both a peaceful escape, or a fun-filled stay. The house is well- equipped with everything you need for a memorable visit w/ friends & family (game room, art materials, yoga mats, outdoor games, books, a fire pit, sleds, hot tub and more) The porch is the perfect place to watch our rescued goats, part of the Frederick Goat Sanctuary, in the field below or spot wildlife in the fruit orchard. Come heal with animals & nature.The spaceWhen you drive onto the property you will notice a fruit orchard in front of you and the house is on your left. There are motion lights if you come in at night to help guide you to the entrance of the house. There is a covered porch to enjoy, as well as a patio that overlooks a front yard lush with flora and fauna. You are guaranteed to see a variety of wildlife such as deer, rabbits, chipmunks, hawks, eagles, owls, woodpeckers and the occasional bear. Don't get me started on the birds! It is a peaceful place surrounded by beauty. Upon entering the house, you are welcomed by a cozy and charming living room with exceptionally high ceilings. There is a wood burning stove for winter nights and it is well lit by natural light. On this floor in the back of the house there are two bedrooms; one has a full sized bed and the second bedroom has a queen size canopy bed, large closet and is attached to the full bath.There is a fully serviced kitchen on the main floor, which is a wonderful space to gather. Your friends and family can sit around a central island that seats four for cooking together, chatting and sharing appetizers. There is also a large table where you can sit down for a meal and enjoy a view of the beautiful field below. Often, you will be greeted by deer in the early mornings and at dusk. The upstairs has a large and comfortable master suite with a queen sized bed, lovely views and a full bath. There is a bonus room in the loft area with twin beds and comfy reading/game spot that is perfect for kids. It also functions as a workspace, which is flooded with natural light and a view of the downstairs living space below. There is high speed internet and a desk if you need to check into work. The basement has been transformed into a game room with full sized ping pong table, air hockey table, dartboard, foosball and a bookcase full of games and puzzles for family fun on rainy days. Plus, we have sleds, KanJam, cornhole, croquet, soccer balls, frisbees, scooters and more for those beautiful sunny days! There is also a playground just down the driveway that guests are free to use with younger kids.If you are a fellow animal lover, the Cabin is part of the Frederick Goat Sanctuary. This charming Aframe is tucked into the Catskill mountains, with spectacular seasonal views of the Rondout Reservoir. This house is cozy with rustic charm and is the perfect getaway nature-lovers. Outdoor enthusiasts will love the many hiking trails and waterfalls just a short drive away. A sanctuary for goats, animal lovers can visit with over 30 rescues during their stay. Art materials and yoga mats are provided to round out a perfect escape for you to unwind, rest, relax and heal.There's nothing with more rustic charm than an Aframe (at least we think so!) And we certainly pack in a lot of charm to this perfect 600 square foot chalet.The Aframe is all yours - it is not a shared space. It has its own private entrance, and has a "transition room", which separates the Aframe from the main house. This completely private guest wing has a living room with wood-burning stove, eat-in kitchen, and a loft with two full-sized beds. The bedroom comfortably sleeps four and a full sized pull out couch in the living room can sleep up to two more. The loft beds are cozy, and you wake up with a spectacular view out the front window. (Please note that the loft is a semi-private sleeping space with beds on either end of same loft space, with curtain divider) Beds have one feather mattress topper and one foam mattress topper for extra comfort. There are so many details to mention...the wood-burning stove, wraparound deck, original wide-plank wood floors, slate tilework in bathroom, and skylights in loft, kitchen and bathroom. There is also a playground just down the driveway that guests are free to use with younger kids. The area is perfect for outdoor enthusiasts. Numerous countless hiking trails within minutes and Catskill Preserve trailheads just a short drive away. You can get to the infamous Blue Hole, among other local watering holes in the summer for a quick dip on a hot summer day. Also a short drive to the beautiful Mohonk and Minnewaska Preserve. You're a 10 minute drive into town for groceries, restaurants and local theater (Shadowland Theatre). You are guaranteed to see a variety of other wildlife, such as deer, rabbits, chipmunks, hawks, eagles, owls, woodpeckers and the occasional bear. Don't get me started on the birds! So many to see and we have dozens and dozens of yellow finch and hummingbirds in the summer!The wraparound deck with seasonal water views is great for lounging (during warmer months - we put furniture away in the winter) and outdoor meals. Street parking is free and plentiful.Other things to noteThis is mountain life…with that comes the wildlife , please be mindful and drive carefully as deer are always on the roads.The cabin is located at the top of a hill, during the winter and in snowy conditions a 4x4 or snow chains is needed as it can get very slippery !There is no A/C during the summer months , we have always got on fine without as temperature drops down at night time. There is a ceiling fan in the main space and plug in fans provided in the bedrooms.
