"The hotel is in a quiet and ideal location! Only 15 mins to the main city centre by bus, with bus stop being opposite the hotel. The staff were super friendly and accommodating, and made the stay comfortable. Unfortunately the hotel was under doing a renovation during the visit which meant some rooms and the hallway walls weren’t clean but I’m sure once the renovation gets done a it will a a clean hotel. Safe area away from the busy city centre. Recommend for solo and couple stays."

Först trodde jag att någon hade öppnat fönstret, men nej, det var bara ett utkast från ramarna, och det fanns ingen värme längre.Nästa dag var det varmare utanför, och i hostellet också."

"We werent expecting a separate bathroom (not ensuite) as the listing indicated “private bathroom”. It was a bathroom outside the room but for the sole use of the room’s occupants. It was a homely feel but the rooms were small and not very well ventilated. It would be quite stuffy in the summer. As there are no lifts, bringing our luggages up the stairs were abit of a challenge. The hosts were nice and hospitable and personally cooked breakfast for the guests. Note that there are only 2 parking lots which are rather tight, so for drivers who need parking, have to arrive early."

"We upgraded to the best suite in terms of layout and environment for an additional £200 per night. It was very cozy and clean. Although the hotel has a long history, it is still well maintained. As we were traveling with children and it wasn’t convenient to go down to the restaurant, we had all our meals delivered to the room via room service. One of the waitresses, a Polish lady, was very friendly and attentive, providing thoughtful service. Overall, it was a wonderful stay."

"Where do I start! The Roseate was absolutely wonderful. The staff are some of the most welcoming people I have ever met within hospitality. They take the time to go out of their way to look after you and assist to every need. The hotel itself is amazing with luxary rooms and facilitys. The resturant is grand and the food provided is excellent. I couldnt say a single negative thing about this place. I highly reccomend!!"

Jag njöt av mitt vistelse och skulle gärna besöka igen."

"Duncan was very helpful and informative, a very lovely man who gave us helpful information about how to get around Edinburgh. However, room was very small and bathroom was even worse. Room was in the attic, which made the sloping ceiling in the bathroom a nightmare. Bed mattress could do with being replaced as it's sagging at both sides. Stains on walls and ceiling, room really needs painted from top to bottom. Front door to bedroom not secure and could easily be kicked in. Breakfast was poorly laid out with limited options. Bacon and omelette were left in casserole dishes and not kept hot at all. Yoghurt, cold meat and cheese were left to heat up to room temperature. Porrage was left out in the pan it was made in. Food standards agency would have an issue here. I couldn't eat anything apart from toast. This could be a stunning b &b but only with a lot of tlc badly required."
